Due to the maintenance delinquencies in our community and the upcoming shortfall due to assessment delinquencies, your monthly maintenance is going up next year.  We have kept it as low as possible and have made great progress in resolving delinquent accounts.  In addition to that, if you do not vote to WAIVE RESERVES on this form and return it to the office, your monthly maintenance will go up even more next year.  We must have at least 51% of the units vote to WAIVE RESERVES or it will automatically pass.  Not just 51% of the votes turned in, but at least 51% of the units must vote!
